Fall River is granite country, and shallow bedrock changes how water behaves.

Where bedrock sits close to the surface, water percolating down through the soil hits rock and can go no further. It then moves laterally along the rock surface until it meets an obstruction, frequently the footing of a house. This is why homes here can have water arriving at the foundation from a direction that makes no sense from the surface grade, and why simply looking at the yard does not always explain what is happening below it.

The lakes matter too. Properties around Grand Lake, Miller Lake and Lake Thomas have water tables tied directly to lake levels, which rise with prolonged wet weather and stay up. A basement that is fine in August can take water in November for reasons entirely unrelated to that week’s rainfall.

Lot sizes here are generous, which is genuinely helpful: exterior excavation is usually feasible, and there is normally somewhere to route a discharge properly. Most properties are on well and septic, so discharge routing has to account for the septic field: a sump discharging onto or near a field is a problem, and we plan around it.
