Why Bedford basements get wet

Almost all of Bedford runs downhill to the Bedford Basin, and that slope determines how water reaches basements here.

Groundwater travels laterally through the soil following the grade, which means for most Bedford homes it arrives at one wall, the uphill one. This is genuinely useful information, because it means a full-perimeter solution is frequently unnecessary. When our assessment shows a single involved elevation, we quote that elevation. Excavating four walls when one is the problem is money spent for no additional benefit.

The slope also means gravity discharge is usually available. Where a lot falls away from the house, a drain can often run to daylight with no pump at all: the most reliable arrangement possible, because it has no moving parts and no dependence on power during the storm that causes the flooding.

Bedford South and Bedford West are newer subdivisions with better original drainage, but many were built on cut-and-fill lots. Fill settles differently than undisturbed soil, and settlement is a common cause of the cracking we see in fifteen-to-thirty-year-old foundations here. Older Bedford, around Sunnyside and Papermill Lake, has the deeper housing stock and correspondingly older drainage.
