Century Home Stone Foundation, Halifax North End

The problem

Water seeping through mortar joints along two walls after every heavy rain, with efflorescence across the full height of the north wall and a persistent musty smell reaching the main floor.

What we did

Exterior excavation on the two affected elevations, full repointing with a lime-based mortar appropriate to the original stone, new footing drainage in filter-wrapped washed stone, and downspout extensions carrying roof water 6 m clear of the foundation.

The problem

A rubble stone foundation does not fail the way a poured wall does. There is no single crack to find and seal: water moves through the mortar joints across the entire wall area, and it moves wherever the joints have deteriorated most.

This 1912 North End home showed the classic signature: damp patches appearing at different points on the north and east walls depending on where the rain came from, heavy efflorescence, and the musty smell that comes from a wall that never fully dries.

A previous contractor had recommended interior crack injection. On a stone foundation, there is nothing to inject.

Why the exterior was the right call

Stone foundations need water managed before it reaches them. They are permeable by construction, and the correct approach is to stop the water arriving rather than to try to seal a wall that was never intended to be watertight.

There is also a preservation argument that matters on a building of this age. Applying a modern high-strength cementitious parge over soft historic stone traps moisture inside the wall, and because the parge is harder than the stone, the moisture then damages the stone rather than the coating. Lime-based mortar is vapour-permeable and softer than the stone. It lets the wall breathe and it sacrifices itself before the stone does.

What was done

Excavation on the north and east elevations to the base of the foundation. The exposed stone was cleaned back, and every joint was raked out and repointed with a lime-based mortar matched to the original.

New footing drainage went in: perforated pipe bedded in clean washed stone, wrapped in filter fabric, sloped continuously to a daylight discharge that the lot’s fall made possible, no pump required, and no dependence on power during a storm.

The downspouts, which had been discharging within 30 cm of the wall, were extended to carry roof water 6 m clear onto grade falling away from the house.

Result

The basement is dry through the wettest part of the year, and the smell on the main floor is gone. The lot’s natural fall means the drainage system has no moving parts to fail.
