Wet Basement Solutions in Halifax: Start With the Source

How to work out why a Halifax basement is wet (wall seepage, floor-joint water, or surface runoff), and which fix each one actually needs.

Almost every wet basement call we take in Halifax starts the same way: the homeowner tells us where the water is, and asks what it will cost to stop it. The honest answer is that we cannot know yet, because the price depends entirely on why it is there, and three basements with identical-looking puddles can need three completely different jobs.

So before anything else, work out which of these you have.

1. Water running down a wall

You will see a stain, usually darker at the top and fanning downward, often traceable to a crack, a form-tie hole, or a mortar joint. It appears during or shortly after rain.

This is water coming through the wall itself, and it is the cheapest category to fix. A single active crack in a poured wall is a couple of hours of polyurethane injection. Form-tie holes, the holes left by the steel ties that held the forms together during the original pour, run clean through the concrete and are a chronic, easily missed leak source.

If the wall is concrete block rather than poured, the pattern is different: block walls weep through mortar joints across a broad area rather than through one discrete crack, and they usually need work from the outside.

2. A wet line around the edge of the floor

The walls above are dry. The water appears as a line following the perimeter where the floor meets the wall, and it shows up hours after the rain rather than during it. Worst in spring.

This is the one homeowners most often misdiagnose, and the one where the most money gets wasted. Your basement floor is a slab poured on top of the footing, not bonded to it. That seam, the cold joint, runs around your entire basement and it is not watertight. When the groundwater table rises, water under the slab has nowhere to go but up, and the cold joint is the path of least resistance.

No sealant, no waterproof paint, and no crack injection will touch this, because the water is not coming through the wall. It is coming under it. The fix is interior weeping tile: a perimeter drain beneath the slab that intercepts the water and relieves the pressure driving it upward.

3. Water arriving from the yard

This one is worth checking first, because it is by far the cheapest to fix and it causes a genuine share of the wet basements we assess. An average Halifax roof sheds several thousand litres in one significant rainfall. A downspout ending 30 cm from the wall puts every litre of that into the soil directly against your foundation, where it saturates the backfill and pushes against the concrete.

Extending downspouts a few metres, and re-establishing grade that falls away from the house, resolves more problems than most homeowners expect. Where the yard itself is the issue (a low spot, a slope from a neighbouring property), a French drain intercepts it before it arrives.

The Halifax-specific part

Where in Halifax you are changes the likely answer.

Peninsula homes (the North End, South End and West End) are largely pre-war, and a great many sit on stone or rubble foundations with no drainage of any kind. Slate bedrock sits close to the surface across much of the peninsula, so water moving through the thin soil above it travels sideways along the rock until it meets your foundation. Stone foundations do not crack like poured walls; they weep along mortar joints across their whole length. Injection has nothing to inject into. These need repointing, appropriate parging, and above all getting water away from the wall.

Post-war suburbs (Clayton Park, Fairview, Rockingham, Spryfield) are mostly poured concrete or block on glacial till. Till is dense and drains slowly, so water sits against the wall for days after a storm instead of moving away. These are the homes where interior drainage does the most work.

Peninsula density adds a practical constraint too: on plenty of lots, exterior excavation is simply impossible. Property lines are tight and mature trees are not negotiable. Interior systems exist precisely for those situations.

Three things to check yourself, today

  1. Follow your downspouts. Where does each one actually discharge? Under a metre from the wall is a problem.
  2. Look at the grade. The ground should fall away from the foundation: roughly 15 cm of drop over the first 2 m. Decades of settling and added landscaping very often reverse it.
  3. Note the timing. Water during rain points at the wall. Water hours after rain points under the slab. That single observation narrows it more than anything else you can do without tools.
