Waverley is one of the older communities in HRM, and its housing stock reflects that: genuinely historic homes along the Waverley Road alongside much newer infill on the surrounding lots.

The old houses are a specific category of work. Stone and rubble foundations, laid before anyone installed drainage, sitting on ground that drains through them rather than around them. These do not respond to the approaches that work on a poured wall. They weep along mortar joints across their whole area rather than through discrete cracks, and the right work is usually repointing with an appropriate mortar, careful parging, and above all getting surface and groundwater away from the wall before it arrives.

The lakes (Thomas, William, Fletchers, Rocky) put the water table close to the surface across much of the village, and it moves with lake levels rather than with the previous week’s weather.

Shallow bedrock through the area sends water sideways along the rock surface, the same pattern as neighbouring Fall River. Newer homes on the surrounding lots are mostly poured concrete with better original drainage, though many are now at the age where that drainage warrants inspection rather than assumption.
