Basement waterproofing in Elmsdale & Enfield

The Elmsdale–Lantz–Enfield corridor is among the fastest-growing areas in Nova Scotia, and nearly everything here is new construction on land that was field or forest a decade ago.

New construction brings a specific set of foundation issues that differ from older housing stock. Backfill settlement in the first several years after construction is normal, and it commonly produces negative grade against the foundation: the ground settles and ends up sloping toward the house rather than away from it. That alone causes a meaningful share of the wet basements we see in new subdivisions, and it is often the cheapest thing on any property to fix.

Shrinkage cracking in poured walls typically appears in the first year or two as the concrete cures and loses volume. These are usually water problems rather than structural ones, and injection resolves them permanently. Homeowners in new houses are frequently alarmed by them, and usually should not be.

And critically: nearly every new foundation here has damp-proofing, not waterproofing. The thin black asphalt coating applied at construction is a moisture retarder that cannot bridge a crack or hold back water under pressure. It is code-compliant and it is not the same product as a waterproofing membrane.

The Shubenacadie River system runs through the area with associated low ground and high water tables. Soils are till and clay, draining slowly.
