Basement waterproofing in Eastern Passage

Eastern Passage sits at sea level on an exposed coast, and both of those facts drive what happens in its basements.

The water table here is tidally influenced in the areas closest to the shore. That produces a pattern homeowners find genuinely confusing: a basement that takes water on a clear day, with no recent rainfall, because the influence is coming from the harbour rather than from the sky. Diagnosis has to account for it, and the solution is a system that manages a persistently high water table rather than one designed for storm response.

Low relief creates the same problem as Cole Harbour. There is often nowhere lower to send the water. Gravity discharge frequently is not available, so sump systems and engineered discharge routing do the work.

Salt exposure is constant and it is aggressive. Steel window wells, exterior fasteners, and discharge hardware corrode substantially faster here than a few kilometres inland. We specify galvanized or composite components as a default.

Housing is a mix of long-established homes near the waterfront and newer subdivision development in Heritage Hills and around Bissett. Older stock frequently has original or absent drainage.
